A major milestone has been reached at Tileyard North, our creative industries regeneration project in partnership with City & Provincial Properties.

The new building and phase 2 public realm have successfully reached completion, and the results are truly remarkable. 'Gradient Mill' is the first new workspace development in Wakefield in over a decade, revitalising the Rutland Mills site and delivering a meaningful impact for the local community.

Offering 39,000 sq ft of flexible workspace and F&B options, the building also boasts a BREEAM excellent rating. The adjacent public realm creates a landscaped spine linking the site entrance to the riverfront, while beautifully complementing the retained mill buildings that frame the courtyard.

This achievement is the result of an incredible team effort, working seamlessly with partners like Morgan Sindall, Hawkins Brown, Civic Engineers, Troup Bywaters + Anders, Re-form, Whitecode, OFR and Drees & Sommer to deliver this scheme. We’re excited to see the positive impact this project will have on the community and creative industries.
