10 Exchange Square

10 Exchange Square is a 12-storey office building, forming part of the Broadgate campus. Completed in 2004, the building is located on the northwest corner of Exchange Square, to the north of Liverpool Street Station.

The project brief comprises refurbishment of the main reception and core areas including lifts and lift lobbies, CAT-A refurbishment to c.90,000 sq ft of vacant floors and provision of cycle and shower/changing facilities within a newly formed structure in the existing double-height reception space. One of the main challenges is delivering these works in a live environment whilst a number of floors remain in occupation.

A key driver of the project is to successfully re-present the building and redefine its relationship to Exchange Square and to capture the opportunity created by the proposed landscaping works to Exchange Square by DSDHA Architects.

Opera are appointed project managers for the scheme and are leading the design development process, currently at RIBA stage 4, working closely with British Land’s asset management and office and retail leasing teams.

The project is due to start on site in Q2 of 2021.
