Coal Drops Yard is a 90,000 sq. ft retail development described as a new shopping district for London in the heart of King’s Cross. Designed by Heatherwick Studio, its canal side setting, Victorian architecture and beautiful new public squares provide a unique backdrop bringing something entirely different to London’s shopping and dining scene. The cobbled streets and brick arches are home to a wonderful and unexpected mix of independent shops and signature brands from home and abroad.

Opera are the retail delivery project managers for Argent on the King’s Cross estate and brought our experience or working with Argent over five years to deliver the scheme. Opera were instrumental in managing the complex interfaces between the main contractor’s phased handover, with the retailers’ design, access, logistics and contracting arrangements. The scheme successfully opened on time as scheduled on 26 October 2018. Some 54 retail units were let at scheme opening with the largest anchor tenant being Samsung with a 20,000 sq. ft unit (due to open in July ’19). The remainder of the units vary in size with the smallest being approx. 150 sq. ft. A large variety in the tenant mix necessitated a varied and tailored approach to suit each individual tenant’s needs, whilst maintaining the Argent branding objectives and deadlines.
